STANDARDIZED OPERATING PROCEDURE FOR PURCHASERS OF REAL ESTATE PURSUANT TO REAL PROPERTY LAW §442-H

GARDEN HEIGHTS PROPERTY MANAGEMENT dba GARDEN HEIGHTS REALTY (the “Broker” “GHR”) is making this Standardized Operating Procedure available as guidance for prospective purchasers of residential real estate in compliance with State of New York Real Property Law §442-H effective April 20, 2022. GHR maintains copies of these Standardized Operating Procedures available to the public upon request at GHR’s office.

Please be advised that, by policy or standard operating proceedure, GHR does not require:
1. Prospective buyer clients to show identification*
2. Exclusive buyer broker agreements
3. Pre-approval for a mortgage loan / proof of funds*
*Although GHR may not require such information, a seller of real estate or another Broker representing a seller, may require this information prior to showing the property and/or as part of any purchase offer.
